The Honest Answer: It Depends on Your Site
If you search "concrete driveway cost," you'll find ranges from $4 to $15 per square foot. That range is so wide it's almost useless — and here's why: the cost of your driveway depends almost entirely on your specific lot, not a national average.
In the Tri-Cities area, we deal with hilly terrain, clay-heavy soil, drainage challenges, and varying access conditions. All of these affect the preparation work, which is where a big chunk of the cost lives. Two driveways of the same square footage can have very different prices because of what's happening under the slab.
What Goes Into the Price
Site Preparation & Grading
The biggest variable. Sloped lots, clay soil, tree roots, and drainage issues all add prep work. A flat, well-drained lot with good access costs less to prepare than a hillside lot with poor drainage.
Existing Surface Removal
If you're replacing an old driveway, the existing concrete or asphalt needs to be torn out and hauled away. This adds cost compared to pouring on prepared ground.
Size and Shape
Larger driveways cost more total but typically less per square foot because setup and mobilization costs are spread over more area. Complex shapes with multiple angles cost more than a straight rectangle.
Thickness and Reinforcement
A standard residential driveway is typically 4 inches thick with wire mesh or rebar reinforcement. Heavier use (RVs, trucks) may require 5-6 inches and more reinforcement.
Base Material
Good concrete needs a good base. The type and depth of gravel or crushed stone needed depends on your soil conditions.
Access
Can a concrete truck get to your site easily? If we need a pump truck or have to work around obstacles, that affects the price.
Finish
Broom finish and slick finish are both standard at K&H — no upcharge for either. We don't offer decorative or stamped finishes.
Why We Don't Give Phone Quotes
We can't give you an accurate price without seeing your site. Lot grade, soil type, access, existing surface, and drainage all change the number. A phone quote would either be too high (and scare you off) or too low (and lead to surprise costs later).
Instead, we visit your property, evaluate everything, and give you one all-in number that covers permits, materials, labor, finishing, and cleanup. That number is what you pay — period.
What "All-In" Means at K&H
When we say "all-in," we mean everything: permits, all materials (concrete, rebar/mesh, base material, forms), labor (grading, forming, pouring, finishing), your choice of broom or slick finish, control and expansion joints, form removal, and site cleanup. The price we quote is the price you pay.
